Opportunity: GCG Fairways at Vista Ridge LP (Enclave Vista Ridge) is a fully entitled 169-unit residential rental project. The investment is designed for real estate investors seeking substantial cash flow after construction and stabilization of the project, and eventual capital gains or possibly an opportunity to tax deferred 1031 exchange into new partnership property upon a sale in five to ten years. This project is located adjacent to Williston, North Dakota. Due to hydraulic fracturing activities, the Bakken has become a micropolitan area (a population cluster with fewer than 50,000 people).
